Marketing Yourself in Real Estate
Written by Dave Lindahl
The first key to being successful in the area of marketing is to think positively about your abilities to buy and sell properties, and have confidence that you have the skills necessary to put successful strategies in to place to reach your goals. Remember, if your passionately believe in your skills, your potential clients are going to believe in you as well, this self-assurance will increase the likelihood of them doing business with you in the future.
Offering your clients an incentive to doing business with you will motivate them to act fast. Trust is a good motivator in any deal where a good amount of money is involved. In reality someone will not do business with someone they do not trust. When first staring out, you may not have a lot of money, but you can make yourself a success and spend very little money by using some simple strategies that have been proving to work in the area of marketing.
Your goal to being successful in the area of marketing is to get your name out there to as many people as possible, and in as many places as possible, as cost effectively as you can. Your goal as an investor is to expose your target audience to your investment interests as often as possible, and some simple tried and true techniques that can be used to aid in this process. The most cost effective are yard signs, door hangers, postcards, and flyers that can be sent, placed, and posted all across town. These marketing tools can help to single you out from a large pool of other investors, providing your name to the public. Remember why you are doing this. Tell people that you are looking to buy investment properties.
Make sure, when using these methods, that your name, telephone number, and e-mail address are easily visible on all materials. I recommend creating a new email address just for your new marketing strategy. These techniques are not the most glamorous, but they are proven to work, and very cost effective for those just starting out with a tight budget. If you do have some cash at hand, however, mailers can also be a great way to let people know about your interest in buying their properties. Mailer’s are an extremely effective tool that I still use today. When you have the funds I recommend using targeted mailers.
As you become more established, and thriving in your investments, as I know you will! Do not forget that marketing is still necessary. At this point in the game it is opportune time to expand on the techniques you have already used to market yourself, further enhancing your ability to reach a wider range of individuals looking to sell. A few good ways to market yourself once a few more dollars are at your finger tips are to first, build a professional website for yourself.
The Internet is the spot where people go to look for just about everything these days. But remember, people got to the Internet for convenience, so while your site should be professional make it easy to navigate through, and to the point. Let them know what you are looking for and easy ways for them to contact you. A television ad, or a radio ad can also be very effective ways to reach sellers. While people who hear your ad may not be in your targeted audience it may be enough for them to refer you to a friend or colleague. Marketing keeps the real estate deals coming in. Everyone knows who Coca-Cola is, but they understand that to stay current and be successful that good marketing is essential.
