When trying to sell your home it makes sense to show it in its best possible condition. One of the easiest and quickest ways to improve the look of your home, without pouring a bunch of money into it, is pressure washing.
What type of impact does pressure washing have on the appearance of your home?
A simple measure such as a pressure cleaning can make a big difference. You want to show your home in its best condition so it's crucial to put your best foot forward. It's similar to dating; you wouldn't consider going out on a date without looking your best, just like you shouldn't consider showing your home without it looking its best. However, it's amazing how people don't consider making that first impression so crucial. I cannot overstate the importance of the first impression. When somebody pulls up to a house it needs to look its best from top to bottom because if it doesn't, it sets the wrong stage.
This is exactly the same as why you wouldn't sell your car without cleaning it first. First impressions are of key importance.
I have seen before and after pictures that convey the difference pressure washing can make on the exterior of a home. Imagine a house with a black, discolored roof - people who pull up to the house might think there is something wrong with the roof even if there is nothing wrong. Now, if that same roof has been pressure washed, and all the mold is gone, it looks like a new roof. Many times it is just basically mold on a roof. You can imagine the difference in the buyer's mind when they see a roof looking like a new roof instead of the old moldy one.
This is something a lot of people may not think about when they are getting ready to sell; can you explain this kind of process?
A roof cleaning is basically a foam that is sprayed on and rinsed off to clean the roof. It is very easy; the cleaning agent is pumped out of a tank and a foam is sprayed onto the roof. Then after letting it sit on a roof for about 15 minutes, it is rinsed it off.
Does this only work to clean your roof? Or can you clean anything that has been exposed to the weather?
You can clean the siding of your house, pool decks, and other things too. It is really cost-effective for the minor investment of making your deck look like a brand new one. I personally have my own home on the market which is how I became familiar with the process. I had a professional come over and clean my deck. I couldn't believe the same deck could look brand new. I thought I was going to have to replace the entire deck, but then along came this "magic wand" to clean it. After everything was pressure cleaned, it was sealed and the difference is amazing!
How much of a difference does it make for the people who are trying to sell their homes? What kind of investment are they going to get back?
The return on the investment is simply the salability of your home; now you're sitting above the rest. Remember that people are looking for reasons not to buy your home. Many times, as silly as it sounds, it can be because they think they're going to have to put a new roof on, or they think they're going to have to put a new deck on. This totally alleviates those conce
s by making it look like a brand new item instead of an older one. Pressure washing makes a huge difference - as far as a dollar amount, I probably couldn't put a number on it, but it makes your home look better than the rest.
And in a time when it's been difficult to sell homes, it's important to look stand out from the competition.

Sense of Urgency can Lead to Faster Lender Response Times
Today I’m going to talk about how creating a sense of urgency can produce faster lender response times with it comes to short sales. When a loss mitigation negotiator has 500 to 800 files to work on, almost every one of those files is seen as urgent to an agent. Foreclosure time lines may seem long, but getting an approval from the lender and then waiting another 30 to 45 days for the deal to close, there isn’t much time at all.
